The starting point.

One owner, five short-term rental listings, in two very different markets: Indian Rocks Beach, Florida and South Bend, Indiana. The portfolio is four beach condos in Indian Rocks Beach and one house in South Bend.

The owner joined Enrich in October 2025. So the last 12 months are the portfolio's first year with Enrich. The 12 months before were a full, normal year without us, with a complete booking history. That makes them a fair yardstick.

The results, listing by listing.

Rental revenue, year over year: first 12 months with Enrich vs. the 12 months before. Four listings grew. One fell.

Rental revenue, all 5 listings: $160.4k to $243.5k, year over year.

South Bend, IN, 4 bedrooms: rental revenue +153% year over year

The biggest gain came from the 4-bedroom house in South Bend, driven by football weekends. Rental revenue went from $20,121 to $50,972, and occupancy rose from 32% to 48%.

Indian Rocks Beach, FL, 2 bedrooms: rental revenue −7% year over year

This condo earned less than the year before: $31,405, against $33,718. Its nightly rate held, but occupancy fell from 56% to 51%. The report flags it. We show it because a portfolio total can hide a weak listing, and you should see every one. It is also why we price and report each listing on its own.

What we measure.

Beating last year is easy when the whole market is up. So we also compare each listing with its market.

The market index, or MPI, compares a listing's occupancy with similar listings nearby. 1.00× means it was booked as often as the average comparable listing. Above 1.00× means it booked more of its nights than its market.

Across the portfolio, the index was 1.13×: these homes booked 12% more of their nights than similar listings nearby.
