Dynamic pricing for your rentals, run by a real revenue manager.

We set and adjust your rates in PriceLabs three times a week, around demand, events, seasons and nearby competitors. PriceLabs does the math. We add the judgment.

What we do in your pricing.

Every listing is priced on its own, with its own rules.

  • Base and minimum rates

We set a base rate from your history and your market, then agree on a floor for each property. Your rates never drop below the minimum you approve.

  • Seasons and days of the week

Peak weeks, shoulder months and slow midweek nights each get their own adjustment, so a July Saturday and a February Tuesday are priced for what they are.

  • Events and demand spikes

Concerts, holidays, games and local festivals. We watch demand in your market and raise rates when it builds.

  • Last-minute and far-out dates

Rules for open nights close to arrival and for dates many months out, so you fill gaps without giving away your best dates too early.

  • Minimum stays and gap nights

Stay lengths that change by season and day, plus rules for the one or two nights stuck between bookings.

  • Competitor checks

We compare your rates with similar homes nearby and adjust when the market moves. Software sees the data. We decide what it means for your home.

How often we work, and what you see.

A hybrid approach: PriceLabs automation, plus a person reviewing your calendar.

  1. Strategy session

One hour at the start. We set goals, minimum rates and rules for each property.

  2. Three times a week

We review your calendar and your market, then adjust rates and rules.

  3. Every week

A short update on what changed and why.

  4. Every month

A full report with occupancy, ADR, RevPAR and your occupancy against similar listings nearby.
